Calahonda is located on the coast midway between Marbella and
Fuengirola, Close to Puerto Cabopino, close to numerous golf courses,
30 minutes from Malaga airport Sitio de Calahonda is one of the largest
urbanizacions on the Costa del Sol. All you might need is encompassed
at the heart of this thriving community, banks, large multinational supermarkets,
shopping centres, health clinics, beach clubs, myriads of bars and restaurants

Building Specification: Foundations and concrete statics
Foundations, structure, pillars and horizontal beams of SRC steel
reinforced concrete. Cellar walls, average height of 2m 50, of insulated
SRC. Bricklaying work Construction of the external walls and partition
walls between apartments to incorporate sound and heat insulation. For
this purpose, the following building components will be used: Exterior walls Perforated bricks, chamber with heat insulation
and dividing wall of honeycomb blocks (wall thickness about 30 cm). Dividing walls between the apartments Cavity brick wall,
insulation with dry sand or acoustic wool; thickness about 30 cm. These
walls have a heat insulating styropor layer both above and below, to reduce
building transmitted sound. Intermediate floors/ceilings Solid floors, on which a cast
plaster floor surface and covering as per item 7 of the Building Specification.
Dividing walls Dividing walls within the apartments to be constructed
as brickwork with perforated bricks, overall about 11 cm thick. Flower planters on the terraces Walls of double honeycomb blocks,
rendered outside and inside, impregnated with polyester. Terraces Sealing
on the terraces is extended under the flower planters. Terraces equipped
with rainwater drainpipes. Roofs Traditional tiled, sloping roofs with condensation
barrier of two coats of asphalt paint, tiled with new rustic tiles on
the decking and old tiles on the ridges and at the gutters. Flat roofs
will be heat insulated. The slope will be formed of foam mortar, roof
sealing of Polybreal with a protective layer of mortar. Where roofs can
be walked on, finishing will be with terra cotta tiling. Pergolas and wooden structures Pergolas on the terraces will
be of wood. External surfacing External cement render will be undertaken
in two stages: first a layer of rough rendering, then a layer of coarse,
un smoothed, rustic cement on walls and ceilings, Andalusian style. Internal surfacing Walls will be rendered smooth. Edge rails
will be applied to corners. In kitchens, corridors and bathrooms, suspended
ceilings will be of plasterboard sheets. In living rooms and bedrooms,
the ceilings will be of plaster rendering or plasterboard sheets. Kitchen
walls will be tiled with plain ceramic tiles. Walls in the bathrooms will
be faced, to a height of 1.80 m, with marble tiles "Crema marfil".
Shelves around the hand basins and baths will be of the same material
as the walls. Floors Living rooms, corridors and bedrooms will be tiled with
marble tiles "Crema marfil". Bathroom floors will be marble
tiled "Crema marfil". Floors in the kitchen will be of light
coloured, flat ceramic material. Terrace flooring of rustic terra cotta
is in Andalusian style. In the areas for general use the staircases, the
flooring will be of rustic terra cotta tiling. Treads of the same material,
risers and wings of scraped plaster work. Painting Interior walls and ceilings Painted walls and ceilings
will have two coats of dispersion paint. Exterior walls and ceilings All exterior walls and ceilings
will have an impregnating coat initially, with two coats of acrylic paint
on top. Windows and doors Apartment entrance doors are of solid wood.
The insides will be panelled. The door edge overlaps, and has edge seals,
and bottom edge seal with brush, frames, casing, safety lock with three
point closures, door handle, door knob, spy hole, and lever proof hinges.
Window and door frames are of colour painted aluminium. Window and door
frames will be of TECHNAL brand or similar. All windows and doors are
insulated, and have handles, fixing and suspension devices in colour.
Windows are to be glazed with Thermopen glass, and sealed with silicone.
Interior woodwork Passage doors are panelled and painted
both sides and with overlapping wings. Built in cupboards are painted,
and have luggage space and hanging rails, and a 30 x 30 x 30 cm safe.
Sanitary installations and equipment All interior hot and cold
water pipes are of copper. Hot water pipes, and cold water pipes where
not bricked in, will be insulated over their complete lengths to avoid
damp through condensation. Each terrace will be equipped with a water
connection. The drainage system will be laid in PVC. All drainpipes are
vented and will have sound insulation. Sanitary equipment: wash basin
of ROCA or similar quality manufacture, white; toilet pedestals and bidets
suspended, the toilet cistern being let into the wall, in white. Shower
of marble tiles "Crema marfil" with anti slip surround. Bath
is by ROCA, "Haiti" model, 170 x 80 cm, or of similar quality,
in white. Single lever mixer taps by GROHE, model "EUROLUS",
chrome or of similar quality. All bathrooms without window have an air
extractor with ventilator. The ventilator outlet at the roof is always
1 metre higher than the roof itself. Hot water is supplied from a water
heater of 120 l capacity per apartment (or 200 l for the penthouses). Kitchen equipment Fully equipped kitchen with complete kitchen
furnishings dish washer, fridge freezer, cooker and oven, extractor hood.
Air conditioning and central heating equipment
Apartment is air cooled/heated, except in the kitchen and bathrooms, by
a heat pump split climate plant, located on the patio. The connected fan
coils are installed above the suspended ceiling in the passages and bathrooms.
Air extractor and blower grilles are of aluminium. Electric floor heating
in the bathrooms, with individual thermostats. Electrical installation Sufficient power points will be installed
in each room to make for simple use. In the areas of the suspended plasterboard
ceilings - entrance hall, kitchen, corridor and bathrooms - halogen lamps
will be installed. Electrical switches and sockets by Messrs. TICINO,
or of similar quality, with exchangeable frames. Exterior lamps will be
installed on the facade walls, private terraces and the staircases. Television/radio Installation of a satellite TV system for terrestrial
and satellite channels. One TV/radio connection in living room, and in
each bedroom. Telephone ISDN connection boxes in living room and master bedroom.
Lift Each apartment block has a lift (suitable also for disabled
persons) with emergency phone, serving the underground garage up to the
apartment floors. Lightning protection The whole development is equipped with
the required standard of lightning conductors. Basement / Underground garage parking spaces/Storage rooms
External walls are of SRC and the reverse impregnated with water proofing
product. The floor is of painted concrete. Access ramps to be constructed
as per existing regulations. Surface of the access ramps is to be anti
slip. A storage room is available in the basement. Penthouses All penthouses have the following additional equipment:
Provision for later installation of a stove. Internal stairs are of full rounded front timber planks.
one 200 litre electric water heater.
Gardens : The gardens will be laid to sub tropical plants typical
of the area. Paths will be of terra cotta or stone, with appropriate
anti slip surfacing. The automatically controlled pathway lighting will
comprise free standing lamps with suitable diffusers. The gardens will
be watered automatically section by section. Pool/bar area Two swimming pools and waterfalls will be built
according to plans. The main pool also has provision for bar and toilet facilities.
Urbanization Roadways The roadbed will comprise
30 cm deep compacted rubble, a 20 cm deep layer of crushed ballast and
a surface of interlocking, coloured cement blocks. Footpaths will be laid
in terra cotta stonework. Pavements Surfaces of traditional Andalusian terra cotta
slabs. Entrance area The development is totally fenced in. The entrance
doors are equipped with remote locking. Alarm system (optional) Individual alarm systems with connection
for fitting up to the security company´s control room. Miscellaneous Colour scheme will be agreed between the architects
and the developer´s nominated colour consultant. Important notice: This
